› When do you need Mitigation?

When Critical Areas will be adversely impacted by any planned development that may require reducing the buffer width if adequate space is not available on the property, or which may include crossing a wetland and its buffer in order to access land on the other side if there is no alternative access.

Mitigation also may be required for inadvertent damage to Critical Areas from logging, clearing, grading or filling among other possibilities.

The city or county of jurisdiction most likely will put your property into violation status and require you to compensate for the loss of any wetland and/or buffer area and the vegetation therein.
   

Aerial photos are often used to determine the extent of the impacts.
