› How much does a Wetland Report cost?
It all depends on the size of the property and the extent and number of any wetlands. Generally, for a single family site of 2 to 5 acres with one to two wetlands, the cost for a full Wetland Delineation Report may range from about $500 to $700. For subdivision size properties, the cost may range from $700 to $2000+.
It should be noted that the city or county review fee for a Wetland Report is significant and in some cases can exceed the cost of the report. Often this document is submitted in conjunction with a Septic System or Building Permit Application which have their own set of fees.
To determine what
Critical Areas
you may have on your property, a 1 to 2 hour site reconnaissance can be conducted which will range in price from $50 to $100 plus travel time. Pacific Willow Consulting, Inc. bills out at a rate of $50 per hour.
For about half the cost of a full report, a site map can be generated which is the graphical summary of a wetland report. With on-site wetlands and their associated buffers shown to scale relative to property boundaries, it is clear to a prospective land buyer, for example, if there is enough space available for development, or if mitigation measures will need to be pursued to create adequate space.
› How long does this take?
To schedule in the field work, it takes approximately 1 to 2 weeks.
- For a completed report, one can expect an additional 3 to 5 weeks depending on current work load.
- The time it takes for a Critical Areas Review by county or city officials depends on which jurisdiction the property is in.

Permits are not issued until the
